Project Description

In November 2015, Landsec obtained planning consent for a mixed retail and office redevelopment of the site, across two buildings of up to 16 storeys and 564,000 sq. ft. at 21 Moorfields, EC2. The building spans 60m over Moorgate Underground Station and is founded on 14 no 2.4m diameter 50m deep super piles. The engineering was carried out by RBG. The new building will serve as Deutsche Bank’s London Headquarters for the next 25 years.

21 Moorfields is a 14-storey office building being constructed over the existing Moorgate Underground Station, with numerous technical challenges: a complex steel frame superstructure with arches locking in the structure, hostile mitigation measures with Deutsche Bank as Tenants and a constrained site with complex logistics.

Real PM’s Role 

  • Developed the overall detailed construction sequence and logistics solutions during a PCSA period alongside William Hare (Steel), Grattes (MEP) and Gartner (Cladding), as well as the Design Team, which included RBG (Nick Cole)
  • Worked closely with RBG to understand the structural constraints of the superstructure and tested the build sequence during the PCSA period
  • Real PM was engaged by LS on 21 Moorfields and continues to provide Programme Support following the appointment of SRM to carry out the build
