Project Description

£71 million strip-out and 200,000 sq. ft. refurbishment of the 8-storey office building in Paternoster Square to achieve a CAT A fit-out, retro-fitting the building to be more fit for the purpose of modern tenants. With the number of cycle facilities was doubled, and 2 roof terraces at levels 6 and 8 were converted into high-quality external amenity terraces with views of St Paul’s Cathedral. Additionally, external spaces at levels 4 and 5 were upgraded to create 6,000 sqft of outdoor space.

Impressively, an all-female senior design and development team ran this commercial project in Paternoster Square, which neighbours the world-famous St Paul’s Cathedral.

Originally designed for a single tenant, the building was remodelled to welcome multiple occupiers, with shell and core upgrades incorporating new MEP systems and Cat A fit-out with subdivisions allowing joint tenancies on each floor. The ground floor was also completely reconfigured to allow for retail use and the number of cycle facilities were doubled.

The project’s key focus was on the client’s sustainability agenda whilst retaining as much of the existing structure as possible. Warwick Court achieved a Wiredscore Platinum and BREEAM Excellent, making it one of the most sustainable refurbishments in the City at the time of completion with 90% of the original structure retained, which helped to save over 20,000 tonnes of CO2 equivalent. Moreover, 60 tonnes of waste wood were diverted from the site and re-used through Community Wood Recycling, a social enterprise that collects wood waste and gives workplace opportunities to local unemployed or disadvantaged people.

Real PM’s Role 

Real PM acted as Project Manager and Employer’s Agent, overseeing all pre-construction design and contractor procurement for both the strip-out and refurbishment contracts. This also included all on-site works for both contracts and liaison with the facility management team and tenants.

As part of our full-rounded Project Management service, we also provided:

  • Option planning at Stage 1 to determine the optimum programme, taking varying MEP layouts / structural alteration options
  • Programme development during the Stage 2 & 3 design process
  • Programming support during procurement
  • Fortnightly progress monitoring, feeding back information to the Client Team
  • All on-site works for both contracts and liaison with the facility management team and tenants
