Project Description

Comprised of several buildings, including the current location of the iconic Fenwick’s Department Store, the 63 New Bond Street development will bring new world-class retail space at lower levels and Grade A office accommodation at the upper levels with a focus on retaining the beauty of the area by the retention of the historic façades and at least 50% of the orgininal building in line with a ‘retrofit first’ approach and sustainable design priorities.

The offices will have generous external terraces and a rare Mayfair rooftop garden. Whilst the project also sees extensive structural interventions with both façade and floor jacking of existing structures and several separate retained façades on the project.

As of summer 2025 all of the commercial space from the second to the ninth floor at 7 Brook Street, one of the collection of buildings in the 63 New Bond Street development, has been pre-let to the international law firm McDermott Will & Emery. The commercial space across the development will enjoy state-of-the-art amenities with a focus on substantially increasing wellness and well-being. These enhancements include the addition of a mezzanine bar, a wellness centre, changing rooms and cycle parking.

Not only is the 63 New Bond Street project targeting an Outstanding BREEAM rating, NABERS 5.5*, WELL Platinum, LEED Platinum and EPC A. It’s retro-first strategy is a significant move towards a reduced carbon construction practice, learn more about this on Buro Happold’s final episode of their ‘In Conversation’ series, as part of their ‘Revolution in Retrofit’ campaign which was filmed at the 63 New Bond Street site: https://youtu.be/aCxoX_hFvwc?si=nSPmOMGuqKYp1hVl&t=146.
